What are the changes under the BSA 2022?

 The Building Safety Act 2022 became law in England in 2022 and stands as the primary legislative framework that legally establishes building safety standards throughout all construction projects from varying stages from design, construction and through to occupation. This was followed by secondary legislation, The Building Regulations etc. (Amendment) (England) Regulations 2023, which detailed what the new regulations will look like ahead of its implementation deadline on 1st October 2023.

The secondary legislation has been described as the largest and most significant piece of legislation in over 50 years. Its primary focus is to improve the standards and safety of all buildings and raise industry competence.

This has seen the introduction of new functions for the pre-existing statutory duty holders, The Client, Principal Designer and Principal Contractor . While no responsibilities have been removed from these roles, Building Regulations compliance has become a key part of undertaking these roles. The Build Safety Act have been seen as a direct response to Grenfell, it is designed to ensure that duty holders take responsibility for ensuring their design or build work is compliant with regulations.

 

Embracing change

We understand that these changes can seem daunting, but we are working hard to make sure that implementation of these new regulations and the establishment of the new functions within duty holder roles are seamless and cause minimal disruption. To us our role remains the same, we are here to help however we can to ensure that health and safety is given the highest priority on all of our projects
